Most of us believe that home ownership is the sure sign of making it in our society. Even people who don’t care what other people think that much believe that owning a home will help us get more freedom, privacy, and pride in the place we live in. We want to give our family a place to come home to that is truly theirs because we also think it will give them pride and a sense of stability.
But we can read the news stories about millions of home foreclosures to see that this dream has not worked out for a lot of families. So what is the problem, and how can we be sure it is time to buy a home instead of renting one.
Is a Mortgage Really Cheaper than Renting?
You really need to look at all of the costs associated with home ownership before you decide to buy. Oh sure, a monthly mortgage payment may seem low if you only look at the loan amount.
Other costs of Homeownership:
You will probably need a down payment in order to qualify for a mortgage these days. In a way, this is a good thing. If you cannot come up with a few thousand dollars to put down on your home, you really need to question your ability to afford a home. In addition, it is usually a good thing to start off with home equity from the first day!
In addition to the loan payment, you must also consider property taxes and insurance. Honestly these bills can add a few hundred dollars to your monthly payment. Or if you only pay them once a year, you will need to come up with thousands of dollars.
You must also consider upkeep and repairs. Your homeowners policy will not cover a leaky toilet or old air conditioner. Also consider normal upkeep like moring the lawn and cleaning the carpets. You won’t enjoy your home if you cannot keep it up.
I do not want tot alk everybody out of owning their own home. After a period of renting, I purchased a house. But I tried to act conservatively, buying a smaller home that would not strain my budget. A smaller room has less area to upkeep, and in general, uses less energy.
